Design of Complex Hospitality Projects

The new family hotel Vilinia at Terme Olimia demonstrates that complex hospitality investments can be managed in a predictable, efficient, and coordinated manner. Protim successfully aligned the client’s investment objectives with architecture, technology, and user experience, while effectively achieving the client’s key goals – a demanding construction timeline and budget framework.

Hotel Vilinia represents a new generation of family tourism in Slovenia. The vertical connection of floors through ramps and a unified spatial concept create a distinctive and playful architectural experience that guests will remember for its thoughtful integration of living and play areas, as well as its close connection with the natural environment.

How do we ensure the deliverability of complex projects at Protim?

Our approach is based on comprehensive project management and coordination, where key processes are integrated from the initial concept through to project handover for implementation. This enables clear, controlled, and predictable investment management.

Integrated Design

For the Vilinia family hotel project, the design process was carried out simultaneously and in a coordinated manner. All key disciplines were part of Protim’s permanent team of employed architects and engineers and were involved in the project from the beginning through to the completion of the design phase, enabling decisions to be made in a timely manner with clear control over the project timeline and costs.

Project Objectives Achieved

The project outcomes are reflected both in the architectural identity and engineering solutions, as well as in meeting the investor’s timeline and investment framework. The design process, from the initial concept design phase (IDZ) to the completion of detailed design documentation (PZI), lasted 10 months, while the construction phase itself required an additional 14 months.

A key factor in achieving these results is the high level of control over the project timeline and costs enabled by a coordinated interdisciplinary team. Collaboration between architects and engineers within an integrated process ensures effective coordination across all project phases, optimization of decisions, and greater alignment of final solutions.

Key Benefits for the Investor

Our way of working provides investors with greater control over the project.

Through timely decision-making on key matters, unforeseen situations during the construction phase can be more easily avoided. This significantly reduces risk, shortens project timelines, and improves the overall investment efficiency.

Our Team on the Hotel Vilinia Project

Complex projects require coordinated collaboration across multiple disciplines. The Vilinia Family Hotel project involved an interdisciplinary team of architects and engineers who developed the project as a unified and integrated process.
