Residential complex Nova Dolinska, Koper

The residential neighborhood "Nova Dolinska" consists of multi-apartment buildings intended for public rental apartments. With their terraced urban design, they complement settlement on the southern edge of Koper city. Investors of this project are Housing Fund of Republic of Slovenia and Public Housing Fund of the Municipality of Koper.

The first three residential buildings, completed in 2024, comprise a total of 166 apartments of various sizes. The functional design and orientation of the apartments ensure abundant natural light and optimal views of the surroundings. The neighbourhood incorporates solutions that meet the needs of young families and is also friendly to people with different functional disabilities. All housing units have separate living and sleeping areas as well as spacious loggias. The outdoor design includes landscaped green areas and paved spaces for socialising and outdoor living.

All traffic flows are designed around the neighbourhood, parking spaces for residents are fully provided in underground garages.

In July 2025, construction began on the fourth and final residential building, located on the northern edge of the site. The building will follow the architectural identity of the existing structures and will include 46 new public rental apartments. With a planned height of 2B+G+5F, the building will feature an underground garage with 22 parking spaces, while the remaining parking will be arranged on outdoor surfaces.

Upon completion, the neighbourhood will comprise a total of 212 apartments, giving Nova Dolinska its final, unified appearance.
