Newsletter - EN: Completion of a real estate project after the bankruptcy of the general contractor
SITULA, a Tridana d.o.o. residential-business complex, financed almost in whole by, Hypo Alpe-Adria-Bank d.d., has obtained the usage permit mid-July 2013. Although the project was stopped in the crucial phase due to the bankruptcy of the general contractor, by the order of the bank we have with our expert competences supported the investor and brought the construction to conclusion.
With 80.000 m2 of usable area SITULA is an example of a demanding project, being overly exposed due to current conditions in the Slovene construction industry. To decide on further financing the investor to complete the construction, the bank needed an overall picture of the project. Our services in this phase comprised of a detailed actual state of the project overview, cooperation in tendering the implementing works and negotiating with subcontractors, who had with the absence of the general contractor taken over the completion of construction, production of a time schedule and most of all identification of necessary works to prevent damage forming on the building.
With the decision of the bank to continue with construction without the general contractor mid-August 2012 we operatively entered the project as a general supervisor. Our main challenge, dealt with successfully, was to bring the project to the usage permit within the planned financial and time frame. Key services provided to the client in this phase were supervision of the time schedule and advancement of works, overview of implemented quantities, prices and quality, overview of usage of project dedicated funds and its conformity with the financial frame as well as consulting on the rationalization of the project.
We cooperated intensely in overview of the documentation needed to obtain the usage permit and in the remedy of deficiencies that were established at the quality takeover from the subcontractors and the technical inspection of the building. To further support the investor we prepared a facility management concept. We brought the project to the obtained usage permit in 11 months.
